What to do: Ask your agent to run a replacement cost estimator on your home. This takes into account your square footage, construction type, finishes, and local labor costs — not the Zillow estimate.
The Four Core Coverages to Understand
1. Dwelling Coverage (Coverage A)
This pays to rebuild the physical structure of your home. It should equal the full replacement cost — not the market value, not the purchase price.
2. Personal Property Coverage (Coverage C)
This covers your belongings: furniture, electronics, clothing, appliances. A standard policy covers 50–70% of your dwelling limit, but that may not be enough if you have high-value items like jewelry, art, or musical instruments. Those typically need a separate rider.
3. Liability Coverage
If someone is injured on your property and sues you, liability coverage pays your legal defense and any judgment against you. Most standard policies start at $100,000 — but in today's legal environment, $300,000 to $500,000 is a smarter baseline for most Georgia families.
4. Additional Living Expenses (Coverage D)
If your home becomes uninhabitable after a covered loss — a fire, a tornado, major water damage — this pays for your hotel, meals, and temporary housing while repairs are made. Make sure this limit is realistic for your area. In Forsyth County or Alpharetta, a month in a comparable rental can easily run $3,000–$5,000.
Georgia-Specific Risks to Factor In
Georgia's climate creates some coverage considerations that homeowners in other states do not face:
- Severe thunderstorms and hail: North Georgia sees significant hail events that can damage roofs, siding, and windows. Make sure your policy covers hail and that your roof is not subject to an ACV (actual cash value) settlement, which deducts depreciation.
